Earth-friendly Development Practices at Laguna de Apoyo

The Los Congos Resort Community is a 550+ acre privately held nature preserve and a model for Earth-friendly development practices. It consists of prime growth dry tropical forest and the highest concentration of flora and fauna in the entire Laguna de Apoyo region. Several plant and animal species are endemic to this location and found nowhere else on Earth. Protecting this very special area is of the utmost importance in our development practices and with expert planning we are able to share the wonder of this magical place with residents and visitors alike.

Nestled within our expansive nature preserve will be residential, resort and tourist options to suit most every taste and attract clients and visitors from around the globe. Each area has been selected for its location, spectacular views, building suitability and most importantly the impact on the surrounding area. More than 60% (nearly 300 acres) of the entire preserve will remain a private natural paradise to be shared and enjoyed by all residents and visitors.

Low-impact construction and development practices are in place for protection. We are utilizing engineered septic systems that meet or exceed all International and European regulations and also those of the Environmental Protection Agency in the USA. This is to ensure that no contamination ever enters the laguna or the ground soils. We are implementing storm water and rain water containment systems to prevent erosion and utilize the retained water for irrigation and perma-culture. Our team hand selects road locations and building sites to ensure the lowest impact, the least damage to the ground and trees and to provide the best areas for views and enjoyment. Our development not only works closely with MARENA to meet or exceed their guidelines but we also have our own strict conservation policies in place to ensure the protection of this area for generations to come.

Conservation and sustainability are also our goals. We want the land to produce responsibly for residents and visitors. Extensive organic gardens, orchards and landscaping farms are already underway to provide food, beauty and education to all. Our team makes every effort to obtain as much material for construction from Nicaragua to produce local jobs and cut down on transport pollution and global waste. Educating residents, locals and visitors on ways to protect and conserve are also in our overall resort planning – an interactive educational nature center is currently being planned to accomplish this goal.

Laguna, SA - Going Above & Beyond for Conservation

In addition to local regulations, Laguna, SA, is taking additional measures to reforest our nature preserve. For each tree removed for any reason, we will be replacing it with 5 others within the property. Extensive care is being taken to design and operate organic permaculture gardens to provide food, flowers and ornamental plants for our restaurants, residents and visitors. We collect and recycle all waste water (after treatment of course) for irrigation. A community recycling program is being designed to ensure proper disposal and full life cycles from as many waste products as possible.

We want a bright future for the Earth and Laguna de Apoyo and we are doing our part to be the example that others in this sensitive area can look to for guidance and support. We believe that with proper education and planning our goals will be achieved. We will make this area better than it was when we found it and that is done through diligence, responsible actions and a sustainable mindset in all planning and implementation of ideas.
