Beginning with this article the staff at Los Congos and a few selected individuals will be making posts to this blog to provide information on the development of Los Congos. Articles and updates will be posted regularly, we are hoping at least once per week. Articles will include photos when possible and all readers will have the ability to make comments or ask questions in the form of comments. Road upgrades have begun!
On Monday June 26, 2006 the dozers began grading and crowning the road from the Mirador at Diria to the property line of Los Congos. In addition to grading the heavy equipment also created proper drainage channels and corrected the water run-off so that it is directed where it is supposed to go. In several areas the road is twice as wide as it was in recent weeks and in most areas the road is about 1.5 times as wide.
The road grading and crowning took approximately 5 days to complete with 1 day of rain delays. On Monday July 3, 2006 the actual hard surfacing of the road and hand grading began. Over 20 tons of road construction materials were delivered to various areas along the road and the crew began the difficult task of hand laying "pedro cantera" stones for the entire 2.6 kilometer length of the road. The road work began at the current gate location at the current entrance to Los Congos. * Note - In the near future the gate to Los Congos will be relocated to the 4-way intersection along the entrance road.
As of this posting there is approximately 8% of the road completely installed and ready for long and hard use! At last count one of our top construction superintendents, 'Chepe' Gonzalez measured 200 meters of completed road. This is great progress considering the work from this point is all done by hand. We have had some heavy rains for the past 2 days and it may slow us down this week by at least a day but we expect another 200 to 300 meters of road to be completed by Friday July 14, 2006.
If you are planning on being in Nicaragua and visiting Los Congos in the near future please make sure to contact our staff to arrange an entrance time. During the road construction there are times that the road is impassable due to material deliveries, men working and open trenches where the new drainage is being installed. Generally late afternoons and early mornings are good times for gaining entrance.
Additional Updates
Some other exciting news is that we are nearly complete in our negotiations to acquire and additional 150 acres to add to the Los Congos community! This new addition will include additional waterfrontage but most of the area will be preservation property and view lots. The acquisition was formulated mainly to gain control of the property between the road and Los Congos. By gaining this additional acreage we will be able to relocate the Los Congos entrance to the 4 way intersection and create a more private entrance for our residents and investors. We also gain 2 additional fresh water springs and about 120 meters of waterfrontage.
Some of the additional water front may be used for residential lots, if anyone is interested please contact a member of our sales staff because any new availability will always go to our investors first, before going to the public market.
Hotel Los Congos - we have been in heavy discussion with a top hotel developer from Costa Rica on the topic of creating a "sister" resort to their top Costa Rica destination hotel at Los Congos! We cannot disclose who it is just yet but we can say it is going very well and we hope to have some firm progress by August 1, 2006. This particular hotel developer specializes in ultra high-end boutique hotel / spa / resorts with a yoga twist. Her properties are among the most exclusive and sought after resorts in Costa Rica and she has been creating select high-end resorts for over 17 years. This is potentially a HUGE leap forward for investors and residents! We will keep you posted.
