Greetings from Laguna de Apoyo, Nicaragua!

A Quick Update from the President...

Things in Granada and the Laguna have been hectic lately as we are preparing Los Congos for the future development. Our provisional road is complete and we will be walking it to check the drainage and stability of it this coming weekend. The pueblo residents and the mayor's office are very happy about the new addition to Diria's infrastructure and so are we. Gaining access to our gorgeous property is now easier than ever.

We have a team of surveyors working within Los Congos at this time marking the lots which will be released in the next section called "La Terraza". These lots will offer incredible panoramic views of the laguna and will have easy water access through common areas. The roads and infrastructure planning is also underway. The photos included here do not even come close to showing the true beauty of the vistas this section will offer.

The Los Congos Villa Hotel is moving forward at a good pace. Our planning within the hotel site has changed slightly but this is the beauty of developing in paradise, it gets better and better the more you look at it! We are changing the location of some of the check-in and commercial areas to allow for more privacy for the residents and guests. The location for the spa and restaurants is breathtaking and we are anxious to get underway with construction. There will be a separate Master Plan created for the hotel which should be completed soon and then we will release the villas for sale, our investors will have first notice of course.

For those wishing to reserve a spot for a Waterfront Villa or a lot in La Terraza we can accept reservation deposits which will lock in a price and a place in line. When the units or lots are released you will have 7 days to review your lot or villa and then move forward to closing. If you choose not to purchase then we will refund your deposit, with written notice of course. Please contact us for complete details - these units and lots will not last as was witnessed in our last release.

We are looking forward to a great couple of months coming up and progress is made everyday. Please remember to share your experiences within Nicaragua with your friends and family so we can get the good word out on how beautiful and peaceful this place really is. Progress up to August 15th

The road to the top is 97% complete and will be finished this coming week. This provisional road will allow heavy construction trucks to enter the development. We have also cleared the hotel/villa site completely and the topography of the land exceeded our expectations. The land comes up from the water in terraces. There are small inclines followed by flat areas that make excellent villa sites. The surveying of these lots is underway and will be completed soon. The clearing of underbrush on the ridge is also nearing completion and lot selection will begin once we have finished preparing the villa area. The ridge offers magnificent views and a variety of lots. Lot sizes will vary from ¼ to ½ an acre. All of these lots will have views of the Laguna and have water access through community areas. Owners and occupants of these home sites will enjoy both the one of a kind view from the ridge while enjoying the amenities and water access offered by the development. We are currently working on floor plans will that make the most of the topography offered within the development. Floor plans, lot layouts, and pricing will be available soon. We expect the both the villas and ridge lots to move quickly and our current roster of investors will be the first notified of the pending release.

Work is also nearing completion on our Granada sales and development office. We have secured a prime location opposite one of Granada?s most popular hotel/nightclub. We are located across the street from el Club at the intersection of Calle la Barricada and Calle la Libertad. A/C and interior structure installation is planned for completion by the end of the week. Our office can be reached at (804) 915 9630, International dialing is not necessary. Granada has been experiencing random power outages that have caused our response time and ability to take calls to slow considerably. We apologize for the inconvenience. The power outages, we are told, are due to infrastructure improvements that are needed to support the quickly increasing demand for energy in and around the Granada area.

Moving ahead

Since our last post we have made tremendous progress at Los Congos. As of 5pm July 31, 2006 we have completed 1800+ meters of roadway. We are currently 2/3 of the way completed with the road. We have finished the steepest and rockiest parts of the road and are set to complete the rest of road within a month.

In addition to the progress upward we have also constructed many drainage areas which will deter erosion.

Down inside the project we have acquired an electric motor so that we can view the project from the water. We can see the progress that has been made in clearing and cleaning the underbrush from the shoreline and immediate waterfront.

We have also been clearing away the underbrush from the hill side and atop the ridge where our next phase will take place. The moment we set foot on the ridge we realized that the views exceeded expectations. We expect the final survey of the ridge lots to be finished in 7 to 14 days. We will post an update of the progress made on the Ridge and in the Villas section.
